Newcastle City Centre

The Pilgrim Street regeneration scheme stretches three city blocks from Northumberland Street in the north to the Tyne Bridge in the south.  The 7.9 hectare site represents one of the most strategically important regeneration schemes in the city with plans to deliver long term sustainable growth across the area being worked on closely with Newcastle City Council.

Pilgrim’s Quarter

Currently occupied by Commercial Union House, Bamburgh House, the Grade II listed Carliol House and the site of the former Odeon cinema the site is proposed to be redeveloped as Pilgrim’s Quarter- a new office destination in the heart of Newcastle city centre.

The scheme comprises 763,452 sq ft of Grade A offices and will also incorporate public realm improvements and ground-floor retail provision, in addition to 146 car parking spaces; and the retention and refurbishment of the southern elevation of Carliol House.

In November 2021 the Government announced that Pilgrim’s Quarter will become the new home for HM Revenue and Customs (HMRC) in the North East. Part of the Government Hub network, HMRC’s state-of-the-art regional centre will accommodate approximately 9,000 staff from HMRC and the Valuation Office Agency (VOA).  Pilgrim’s Quarter will be the largest of HMRC’s 13 regional centres.  A planning application was submitted for the scheme in December 2021 with development anticipated to commence in summer 2022.

Central Block

The Central Block contains the former Magistrates Court, Police Station and Fire Station.  The first phase of development within the Central Block incorporates the refurbishment of the Grade II listed former Fire Station to provide 67,985sq ft, featuring a boutique 5 star hotel with 60 bedrooms and a 5,899 sq ft  restaurant/bar area on the ground floor.  The scheme will also incorporate public realm improvements to Pilgrim Street.  Planning permission for the scheme was granted in October 2021 with development expected to commence in spring 2022.

The remainder of the site, the Grade II-listed former police station and magistrates courts, will come forward following the planned relocation of the courts.

Southern Block

The Southern Block comprises the site of the former Bank of England building, the Grade II listed Worswick Chambers and the former NCP car park on Carliol Square.  Within the Southern Block, development commenced in 2021 of Bank House a 14-storey building including 206,732 sq ft of Grade A offices and a ground floor cafe / restaurant.  The building will be located at the gateway to the southern end of the Pilgrim Street and will also include public realm improvements and is scheduled to be completed in spring 2023.

Adjacent to Bank House is Pilgrim Place which was granted planning permission in December 2021.  At the centre of the scheme will be Pilgrim Place a new high quality public square.  1 and 2 Pilgrim Place will range in height from 10 to 12 storeys and provide 554,880 sq ft of Grade A offices. An underground multi-storey car park will provide car parking spaces for the offices.  Development is scheduled to commence in spring 2021.

Worswick Chambers is a Grade II set of buildings which is being restored and refurbished for a 41,064 sq ft food, beverage and leisure scheme.  Development is anticipated to commence in February 2022.

Tel Aviv

A substantial condominium development project of c. 150,000 sq ft in a prime sea-front location.

225 City Road London

The 1 acre site bordering Islington & the Barbican Centre received consent in June 2017 for an iconic 22-storey mixed-use scheme with 100 rental flats and 146,000 sq ft of offices.  This development is a short distance from Old Street Roundabout and Tech City, and one of London’s strongest submarkets, yet within easy reach of the City and Clerkenwell. The residential units were set to become one of the first purpose-built towers in Zone 1. The scheme included a fitness centre, flexible retail use at ground-floor level and office use at ground-to-sixth-floor level.  The site was sold in October 2020.

Gibraltar

Cape Vantage, Gibraltar was a proposed development of approximately 6,000,000 (6 million) sq. ft of mixed use space to include apartments, a hotel, a large marina and retail areas. The site was sold in September 2013.
