225 City Road London

The 1 acre site bordering Islington & the Barbican Centre received consent in June 2017 for an iconic 22-storey mixed-use scheme with 100 rental flats and 146,000 sq ft of offices.  This development is a short distance from Old Street Roundabout and Tech City, and one of London’s strongest submarkets, yet within easy reach of the City and Clerkenwell. The residential units will become one of the first purpose-built towers in Zone 1. The scheme includes a fitness centre, flexible retail use at ground-floor level and office use at ground-to-sixth-floor level.

Newcastle City Centre

The site is a freehold 6.7 acre area, within the heart of Newcastle City Centre, set across three city blocks. The Northern Block includes Commercial Union House and the site of the former Odeon cinema; the Central Block contains the former Magistrates Court, Police Station and Fire Station; and the Southern Block, the former Bank of England site near Swan House Roundabout, includes the  NCP car park on Carliol Square.

Plans to deliver long term sustainable growth for the area have been worked on closely with Newcastle City Council.  Within the Northern Block, a mixed-use development scheme has been scoped to transform the area into a pedestrianised zone, ‘Pilgrim’s Quarter’, housing 600,000 sq ft of retail and leisure.  This could also include office space, a build-to-rent residential element, and around 600 car parking spaces.

The Central Block is expected to be freed up for unimpeded development through the planned relocation of the courts. Plans are being developed for a 60- to 70-bed hotel and up to 25,000 sq ft of Food & Beverage outlets within the Grade II-listed former fire and police station buildings.

Within the Southern Block, the former Bank of England building was demolished some time ago and in September 2019 plans were approved for a 14-storey bulidling featuring 120,000 sq ft NIA of grade A offices, a ground floor cafe and restaurant set around a public plaza, and undeground parking.  Master planning of the remainder of the site has identified further opportunities for leisure, office, student residential and build-to-rent residential accommodation.
